A wonderful couple have bought this charming cottage in tregeseal. There plan is to retire here. So we are aiming to give the cottage a new life. Lime rendering and plastering on the interior. While lime pointing the front. And cleaning off and repointing the Scantlel roof.
It’s nice to be able to use lime internally and externally. This should provide them with beautifully dry breathable bedrooms. Along with prolonging the life of the structure.
A lovly little job for some lovly people.
First we started by repointing the roof. We wire brushed all the moss out of the joints and removed all the loose pointing.
Next step is to repoint all the loose slate. We then go over the whole thing to give the roof as much longevity as possible. A good repoint can give a Scantlel roof an extra 30 years.
Next we are repointing the front. The stone was a bit stained from the previous cement pointing.
A bit of a kneedle gun and it’s starting to look lovly.
There is historical movement so a good deep point should help to shore it up.
Here is a section freshly finished.
We have line plastered over the old existing lime rendered lime plastered walls. We scraped off all the paint back to the old plaster surface. Then applied two Coates of line plaster with 1100mm wide scrim tape. The entire first hit is covered with a min 100mm overlap. This is leveled then the final coat over that. This reinforced lime Plasteter will stop any transferral of cracks through from the old plaster layer.
Next we replaced a couple of cracked ridge tiles.
Also the neighbours wall has been leaking water into the party wall.
Another chap rebuilt the chimney and inserted a liner and a lead tray.
I wanted to sort out the failing flaunching comming onto our roof. In my experience a fiber reinforced polymer is the best thing to use in this situation.
It effectively fills all the cracks and glues everything back together. Leaving an attractive waterproof long lasting and comparitivly cheep fix.
It’s flexibility is a real advantage. As the roof flexes, expands and contracts the polymer won’t crack.
