Transforming Pebble Dash with Lime Render

A sympathetic way to give tired pebble-dashed buildings the character of a traditional Cornish cottage

Pebble dash can be one of the most difficult finishes to live with. It can make a property look harsh, dated and completely out of keeping with the character of the surrounding buildings — particularly when it has been applied to a traditional granite property or a later extension.

At Cornish Lime Builders, we have developed a practical and highly effective way of transforming these elevations using spray-applied lime render, carefully designed detailing and traditional Cornish finishes.

Rather than removing the existing pebble dash — which can be expensive, disruptive and potentially damaging to the substrate — we can often work directly over it, transforming the appearance of the building while retaining the existing base.

Creating the appearance of a traditional bag-rubbed granite cottage

For a more complete transformation, we generally apply two coats of lime render directly over the existing pebble dash using our specialist high-pressure render spray equipment.

The first coat is heavily reinforced with natural fibres, providing a robust base and helping the new render key securely to the existing surface.

At this stage we can also incorporate decorative lime-render lintels and quoins, building architectural detail into the render rather than simply leaving the elevation as a flat rendered surface.

Once the base coat has cured sufficiently, we apply the finishing coat and work it using techniques similar to our traditional bag-rub render.

The result can be a dramatic transformation — taking a harsh pebble-dashed elevation and giving it the soft, textured appearance of a traditional bag-rubbed Cornish granite cottage.

The lintels and quoins provide definition around windows, doors and corners, helping to recreate the architectural character that may otherwise be missing from a pebble-dashed building.

Ideal for pebble-dashed extensions

This technique can be particularly effective where a pebble-dashed extension has been added to a traditional granite building.

Rather than allowing the modern extension to visually compete with the original property, the lime-render system can be used to soften and unify the elevations.

With carefully chosen textures, colours and detailing, the extension can sit far more comfortably alongside the original granite building, creating a much more coherent appearance.

It can be an extremely cost-effective way of dramatically improving the appearance of a property without undertaking a complete rebuild of the existing walls.

A quick and economical alternative

Where budget or timescale is the priority, we can also offer a much simpler solution.

A single coat of lime render can be spray-applied directly over suitable pebble dash, providing an economical way of covering the existing textured finish and creating a completely different appearance.

It won’t provide the same depth, architectural detailing or finish as our full two-coat system, but it can offer a fast and relatively inexpensive transformation.

Why lime render?

Lime is particularly well suited to traditional and older buildings because it is vapour permeable and capable of allowing moisture to move through the wall rather than trapping it behind an impermeable coating.

This is especially important when dealing with older single-skin masonry, granite and stone buildings.

Unlike dense cement-based renders, appropriately specified lime render can work sympathetically with the existing fabric of a traditional building, allowing the wall to breathe while providing a durable external protective finish.

For this reason, lime can be a particularly sensible choice when improving the appearance of older buildings without compromising their traditional construction.

The advantages of spray application

We make extensive use of specialist lime-render spray equipment, which allows us to apply material efficiently and with excellent coverage, particularly over heavily textured substrates such as pebble dash.

A breathable mineral finish

Once the lime render has fully cured, we can apply a tinted, hydrophobic mineral coating, such as an appropriate Beeck mineral coating system.

This provides an additional weather-resistant outer finish while maintaining the vapour-permeable nature of the lime render system.

The hydrophobic properties help rainwater run off the surface rather than readily soaking into the render, providing an additional line of defence against weather penetration.

When correctly specified for the building and applied to a properly prepared lime-rendered surface, the mineral coating can therefore combine:

breathability + weather resistance + colour + durability.

This can be particularly valuable on exposed Cornish properties where driving rain and wind can put considerable pressure on external walls.

Combining appearance with insulation

The system can also be taken considerably further.

Where an older property suffers from poor thermal performance, we can investigate incorporating an insulating lime-render system into the build-up.

This can be particularly beneficial on old single-skin masonry walls or uninsulated cavity walls, where there is limited existing thermal insulation.

Depending on the construction and requirements of the building, an appropriate insulation-render system can dramatically improve the thermal performance of the external wall while retaining a breathable lime-based finish.

This means the project can potentially achieve much more than simply improving the appearance.
